The neighbourhood consists of four buildings, with six independent staircases with designations A, B, C, D, E in F, vertical gauges:

A: 2 x basement + P + 5 + M
B: 2 x basement + P + 5 + M
C: 2 x basement + P + 5 + M
D: 2 x basement + P + 4
E: 2 x basement + P + 4
F: 2 x basement + P + 4   

Structure
  • The structure of the building is solid, with reinforced concrete solid walls and ceilings and earthquake resistant construction.
  • Single-pitched roofs are light and ventilated, on a wooden construction above the RC slab which is thermally insulated. Cladding and all whitesmith works are made of ALU coloured sheet metal.
  • Concrete load bearing walls and ceiling slabs are grinded and polished. 
  • Partition walls in the apartments are made of 10.5 cm thick plaster slabs or plasterboard slabs. Partition walls in sanitary facilities are made of light concrete. The walls between apartments and the staircase are additionally insulated with thermal rendering. The walls of staircases and common floor hallways are painted with wash paint.
  • The façade is made of 8 cm thick thermally insulated contact facade. The ground floor façade in the area of offices and entrances is prefabricated, insulated with 8 cm thick insulation layer.
  • All ground floor doors and windows are aluminium, glazed with thermopan glass.
  • There will be a lift in-built in each staircase, with stops from the second basement up to the last floor of the staircase.
    Balustrades in common staircases are made of stainless pipes.
  • Stairs, lift portals, intermediate landing, floor landing, main entrances, hallways in apartment floors and ground floor auxiliary rooms are in glazed granite.

Under-cover garages, parking bays

The driveway to the underground garages is across the covered driveway ramp from the northern service drive. Underground parking bays are connected with staircases of all buildings and with lifts. The garage entrance will be under video-surveillance of vertical-lift doors through the CMS to the technical room. In the context of the external and traffic neighbourhood plan, the staircase access, for the owners of parking bays, is also enabled from parking bays along the internal driveway roads. External parking bays are available for the visitors.

Second garage basement is entirely projected for the apartment owners, while the first garage is projected for the office owners and a part of the garage is public, with a special access and a lift from the first basement up to the ground floor.

Communal connections
  • The building will be connected to the communal infrastructure (water supply, electricity, gas, telephone and TV). In the context of the exterior arrangement, public lighting will be placed.
  • On each floor there will be a in-built private lift, with stops from the basement up to the last floor.
  • Decanting fire hydrants and hand operated fire extinguishers will be placed in the staircases.
  • General and safety lighting will be placed in the garage basement and on the staircases.
  • Central monitoring system for the garage lighting, monitoring of the gutter heating and monitoring of fire alarms and gas detection in the garages will be installed. The equipment will be installed in the technical room of the building.
